How We’re Different


With a cumulative prior involvement in over $20 billion in land acquisition, project master planning, construction, finance, development, and public-private partnerships, and backed by a multi-million dollar, all-equity land investment fund, Artisan Land Companies never incurs debt and never undertakes vertical development. Instead, we are able to create fully zoned, “development-ready” land tracts that can be sold to residential and commercial developers.

Our commitment to an “Enhancement & Acceleration” process maximizes our approach while dramatically shortening the land-holding period for investors.

Traditionally, a passive land investment strategy is comprised of these steps:

Select and acquire land in a perceived growth corridor or path of progress.

Place a “For Sale” sign.

Wait for development activity to begin to occur along the chosen corridor.

Sell when the surrounding market area matures (potentially upwards of 5-10+ years).

This strategy can be successful and profitable, but we believe that land investment should involve a much more proactive and aggressive approach.

Guided by our vision to develop land in a way that benefits the broader community, our “Enhancement and Acceleration” model follows a strategic process:

Select a site based on comprehensive due diligence analysis.

Initiate land acquisition and assemblage.

Start our “Reimagination Process”, where we reimagine what the land could be.

Determine a project name and identity.

Devise a master plan with complementary land uses.

Negotiate entitlements and incentives, often involving major rezoning.

Identify primary drivers and potential users.

Develop infrastructure when appropriate.

Sell or ground lease to users and developers.
