Artisan Land Fund I is a $50MM all-equity (100% unleveraged) land investment and horizontal land development fund.
Artisan Land Companies, LLC is sponsoring and will be the Fund Manager for Artisan Land Fund I, LLC which seeks to acquire strategic
sites and land tracts in urban, suburban, and emerging markets within the Southeastern United States, with a primary focus on Georgia.
Targeting a 20% IRR , 2X MOIC net to investors (on an unleveraged basis).

2024 Investment Portfolio
Artisan’s partners and LP’s have invested ~ $7.5MM in all-equity capital in 3 Pre-Fund I (Artisan Interests LLC) projects to demonstrate the thesis.
The total Pre-Fund I portfolio is currently projected to conservatively outperform the Fund I targeted returns of 20% IRR, 2.0X MOIC, net to Limited Partner investors (on an unlevered basis).

10 years from the Initial Closing, subject to the right to elect two consecutive one-year extensions; Avg cash investment cycle target per Portfolio Investment is 48 months

Up to 5 years from Initial Closing (subject to 2 consecutive 6 month extensions)

Management Fee
Fund Management Fee is 2% of the Investors’ Commitments during the Investment Period. Following the Investment Period, Fund Management Fee is 2% of Unreturned Capital.
Initial Capital Call up to 10% of Commitment at initial closing with future Capital Call(s) depending upon project investment timing.

Distributions will be at the individual project investment level (Standard American Waterfall)

Property Highlights
147-acre Mixed-Use development site immediately adjacent to GDOT’s planned East (I-75) West (I-85) connector highway (HWY 123/17) at the intersection with HWY 441 which is known as the gateway to the northeast GA mountains.
Central Habersham County location with site at the “center of the clock” surrounded by the communities of Cornelia, Demorest, Clarkesville, Hollywood and Toccoa
Four lane/limited access/median highway directly to the I-85 Toccoa exit which is ~20 minutes from the site.
Site is immediately adjacent to the ~2,700 acre Chattahoochee National Forest which offers hiking, mountain biking and ATV trails.
Investment Summary
ALC is currently under contract on the site at an attractive purchase price providing an extended control period while zoning and sewer commitments are being finalized.
The strategy is to market the site as a mixed-use development with a residential district, a medical office / office building district and a retail district.

Property Highlights
90-acre assemblage along the I-75 North corridor (largest interstate freight corridor in the Southeast) between Adairsville and Dalton, GA ideal for a Logistics Center.
Assemblage is “in the path of progress” with 1.6MM SF of warehouse leases signed in Dalton and 6MM SF in new construction warehouse leases signed in Adairsville/Cass/White since Sept ‘22.
Site is ~30 miles north of the Appalachian Regional Inland Port which provides container rail service to/from the Port of Savannah.
Investment Summary
Attractive land cost basis limits downside.
Strong upside to market as an industrial / Warehouse end-use.

Advantaged cost basis logistics center development site in prime location with Interstate frontage, close proximity to Interstate exit with an access road activated by assemblage of continuous properties.
Primary value driver is rezoning to Light-Industrial (Gordon Co.) use and bringing sewer to the site or facilitating the necessary steps for a developer to access the existing sewer approximately 3,000 ft south of the property along Hwy 41.
